Terms of Service

1. About these terms

These terms are an agreement between you and Ella Soltani, operating The Market Update at themarketupdate.ca ("we", "us"). By creating an account or subscribing, you agree to these terms and to our Privacy Policy.

2. Who can use it

The Market Update is for licensed REALTORS® and mortgage professionals, and people working on their behalf. You must be at least 19 and give accurate information when you sign up. Keep your password private. You are responsible for activity on your account.

3. Plans and payment

• Plans are billed monthly or yearly in Canadian dollars, plus applicable taxes, through Stripe.
• Your subscription renews automatically at the end of each billing period until you cancel.
• Promo codes apply only as described when you use them, and can't be exchanged for cash.
• We may change prices in the future. We will email you at least 30 days before any change applies to your subscription.

4. Cancelling and refunds

You can cancel anytime from your account. You keep access until the end of the period you paid for, and you won't be charged again. Payments already made are not refundable, including for partly used months or years, unless the law requires otherwise.

5. Using your report

While your subscription is active, you may share your branded report, PDF, client email and social images with your clients, on your website and on social media, to promote your own business. You may not resell the reports, offer them as your own service to other agents or brokers, or remove the source line that credits Greater Vancouver REALTORS®.

The report design, layout, written commentary and software belong to The Market Update. If your subscription ends, your report link stops updating and may be turned off. Copies you already shared may stay up.

6. Your content

You keep ownership of the photo, logo and details you upload. You give us permission to use them only to create and display your reports. You confirm that you have the right to use them, and that they don't break anyone else's rights.

7. Market information is not advice

Market statistics come from Greater Vancouver REALTORS® monthly reports. We work to present them accurately, but we can't guarantee they are complete or error-free. Reports are general information only. They are not real estate, financial, mortgage or legal advice, and are not an appraisal of any property.

The Market Update is not affiliated with or endorsed by Greater Vancouver REALTORS®. REALTOR® and MLS® are trademarks of their respective owners.

8. Your professional responsibilities

You are responsible for making sure that how you use and share your report follows the rules that apply to you, including your brokerage's policies, BC Financial Services Authority rules on advertising, and Canada's Anti-Spam Legislation when emailing your clients.

9. Fair use

Please don't misuse the service: no trying to break into accounts or systems, copying the site, sharing your login with other agents, or using it for anything unlawful. We may suspend or close accounts that break these terms.

10. Availability

We aim to publish each new report soon after Greater Vancouver REALTORS® releases its monthly numbers and to keep the site running smoothly, but we can't promise it will always be available or free of errors.

11. Limits on our responsibility

To the extent the law allows, the service is provided "as is", and we are not responsible for indirect or lost-profit losses. Our total responsibility to you for any claim is limited to the amount you paid us in the 12 months before the claim.

12. Changes to these terms

We may update these terms from time to time. If we make important changes, we will update the date at the top and email subscribers. Continuing to use the service after that means you accept the new terms.

13. Governing law

These terms are governed by the laws of British Columbia and the federal laws of Canada that apply there.
