The short version
- We collect only what we need to make your branded report and run your account.
- We never sell your information.
- Marketing emails go only to people who agreed to get them, and you can unsubscribe anytime.
- You can ask us to see, fix or delete your information at any time.
1. Who we are
The Market Update (themarketupdate.ca) is operated by Ella Soltani in British Columbia, Canada ("we", "us"). We make monthly Greater Vancouver real estate market reports that REALTORS® and mortgage brokers can brand and share with their clients. We follow British Columbia's Personal Information Protection Act (PIPA) and Canada's Anti-Spam Legislation (CASL).
2. What we collect
- Email sign-up: your email address, whether you are a REALTOR® or mortgage broker, and whether you agreed to receive marketing emails (with the date you agreed).
- Your account: email address and password (stored encrypted by our sign-in provider). If you sign in with Google, we receive your name, email address and profile picture from Google.
- Your report details: what you choose to show on your report, such as your name, title, brokerage, phone, email, website, photo, logo, colours and fonts.
- Payments: your plan and subscription status. Card details are handled by Stripe. We never see or store your full card number.
- Basic technical data: standard logs from our hosting provider (such as IP address and browser type) used to keep the site secure and working.
3. How we use it
- To create your account and sign you in.
- To build your branded report, PDF, client email and social images.
- To process your subscription, send receipts and handle billing.
- To tell you when each new monthly report is ready, and to send service messages about your account.
- To send news and offers about The Market Update, only if you agreed. Every marketing email has an unsubscribe link.
4. Information from Google and Instagram
If you choose "Continue with Google", we receive only your name, email address and profile picture. We use them only to create your account, sign you in and pre-fill your report details. We do not access your Gmail, contacts, calendar, Drive or any other Google data. We do not sell Google user data, use it for advertising, or share it with anyone except the service providers below that are needed to run your account. Our use of information received from Google follows the Google API Services User Data Policy, including the Limited Use requirements.
If you choose to connect Instagram (Pro), we receive your Instagram username, account ID and a key that lets us publish to your account. We use them only to post the market report images you turn on, either when you press "Post to Instagram now" or each month if you switch on "Post it for me every month". We do not read your messages, followers, comments or other posts, and we never post anything else. To delete this information, go to Account and press Disconnect: we delete your Instagram key and username right away. You can also remove our access in Instagram under Settings, then Website permissions, then Apps and websites, or email us and we will delete it within 30 days.
5. What your clients see
Your report link, PDF and images are made to be shared. Anyone with your report link can see the details you put on it, such as your name, photo, phone and email. Only add details you are happy to share publicly. We do not collect information about the people who view your report beyond standard hosting logs.
6. Who we share it with
We share information only with the companies that help us run the service, and only what they need:

Some of these providers store data outside Canada, including in the United States, where it may be subject to local laws. We may also share information if required by law. We never sell or rent your personal information.
7. How long we keep it
We keep your account information while your account is open. If you close your account, we delete your report details within 90 days, except for records we must keep for tax and accounting purposes. If you unsubscribe from marketing emails, we keep a note of that so we don't email you again.
8. Your choices and rights
- Update your report details anytime from your dashboard.
- Cancel your subscription anytime from your account.
- Unsubscribe from marketing emails with one click.
- Disconnect Instagram anytime from your account. We delete its access key right away.
- Ask for a copy of your information, or ask us to correct or delete it, by emailing us. We reply within 30 days.
9. Keeping it safe
We use encrypted connections (HTTPS), encrypted password storage, and access controls so only authorized systems can reach your data. No online service is perfectly secure, but we take reasonable steps to protect your information.
10. Children
The Market Update is for licensed real estate and mortgage professionals. It is not meant for anyone under 19.
11. Changes
If we make important changes to this policy, we will update the date at the top and let subscribers know by email.
